Property Management

Our job, as your Property Manager, is to take the stress and headache out of owning and renting out your investment property. Your job, as the Owner is to simply receive your rent proceeds each month. We have a very thorough screening process that assists us in procuring qualified tenants for your property. We also have a very "firm but fair" approach to Property Management that has proven to be effective over our many years in business. This helps us ensure we have a smooth tenancy and that your investment is protected for years to come.
You will never be "just a property" to us!

·        Management fees equal to 8.5% of all collected rent each month. More information can be found here: Charges and Accounting

·        For full-service property management, we only charge 1/2 of one month's rent as a Leasing Fee, or $500, whichever is greater.

·        We provide suggestions to help to get your property ready to rent to help you get top dollar with minimum time on market.

·        You do NOT pay us anything until/unless the property is leased

·        We do NOT charge you any additional fees for the advertising/marketing of your property.

·        All of our available rentals are entered into MLS - giving thousands of local area Realtors access to your listing 7 days a week!

·        We handle the prompt collection of all rents/late fees.

·        We handle all service calls and emergencies, including nights and weekends for no additional fee.

·        Each owner has their own secure website to review their account at anytime, day or night.

·        Rent proceeds are paid to the Owner by electronic funds transfer into your designated bank account.

·        With the help of our Attorney that specializes in Landlord/Tenant Law, we can help you evict your problem tenants, or assist in getting your delinquent tenants "back on track."

All of these methods are designed to safeguard your investment, and to procure a great tenant, who will hopefully stay there as long as possible.

How do I know if I'm getting a good tenant?

This is one of the most important jobs that we will do for you, as your trusted Property Manager. We have a very thorough and proven tenant screening process that includes a nationwide criminal and background check, a full credit check, current income verification & landlord reference(s) to ensure tenants meet our qualification criteria.  What happens if the tenant doesn't pay the rent?

We follow a strict procedure which begins by personally contacting the tenant in an effort to resolve the delinquency. Eviction is always our last line of defense however, if further action is required, we will notify the tenant of the breach of contract and the pending court proceedings. GRM works closely with a local attorney, who specializes in Landlord/Tenant Law to ensure we are on top of the situation to ensure return of a positive cash flow as soon as legally possible.

Who collects the rent and when do I get paid?

Tenants will pay their rent to GRM using many options, including paying online. Any repair bills or expenses are deducted and remaining rent income is sent thru to owners as soon as possible, but no more than 14 days of receiving tenant payment. You will be provided with a monthly accounting of what amount was collected, what (if any) items were debited and balance. You will of course have 24/7 online access to view specific reports and accounting history.

What happens to the tenant's security deposit?

Per NC Landlord/Tenant Law, and GRM's policy, all Security Deposits will be held in the GRM Security Deposit Trust Account (a non-interest bearing account) and fully in accordance with the NC Trust Account Guidelines and the Tenant Security Deposit Act.

Who pays the recurring monthly bills?

If you desire, and at no extra charge for this service to you, GRM will make any or all recurring payments on your behalf for you such as your HOA fees, lawn maintenance contract, pest control contract, etc. Your account can be set up in whatever fashion best suits your needs. These funds will be paid from collected rents, and the net proceeds will be forwarded.

Am I informed of all repairs you make on my property?

GRM will handle coordination of all necessary repairs and payment of repairs for the rental property while the Property is leased. If we deem the cost of the repair will be under $300.00, we will immediately dispatch a contractor. If we estimate the repair will exceed $300.00, we will give the Owner a call or email to inform you of the repair needed.

How do I know the repair people you hire will do quality work?

With few exceptions, the contractors we use are smaller, family owned firms. We prefer these companies to the larger ones because of their dedication to customer service and attention to detail. In addition, the volume of work we provide them assures us of priority response and very competitive prices.

What happens if there is an emergency?

All tenants go through orientation before they are handed the keys to your home and what to do in emergencies. Tenants are encouraged to take a proactive approach not only to emergencies but to routine maintenance items as well. Tenants are provided instructions how to handle issues in the event there is a problem that can't wait until the next business day.

How often will you inspect my home?

In between tenants, a property condition report is completed that provides a list of required/recommended items to get the property to the level that it needs to be to lease to a new tenant. Inspections of the property while leased may be requested by the owner (for an additional charge). When this is requested by the owner, a property manager will visit the property to check the status (interior and exterior), and will send a report via email to the Owner. Any lease violations discovered during this visit will be addressed with the tenant.

If you would like to visit your property while it is leased to a tenant, you will need to contact GRM.  Just as you have rights with regard to ownership; tenants have rights with regard to privacy.  A member of our staff will arrange a time for you to visit and meet you are the property as well.

I want to sell my property - can you list it for me?

As always, we at GRM encourage you to keep your real estate investments, but in the event you've made the decision to sell, we can help with that as we obviously know the property better than anyone else!

Each adult applicant is required to complete a Rental Application for Residency. Upon receipt of your completed Application and non-refundable $50 application fee per adult, we will begin the approval process.

Note: Failure to answer truthfully to any of the above as asked on the application will be immediate grounds for denial.

Rent payments are due on the 1st calendar day of each month and are considered late if not received by the 5th.  Payments can be made online, mailed or dropped off at our office during normal business hours excluding holidays.
